Simcoe County Overview

In February 2024, Simcoe County experienced a significant increase in sales compared to the same period last year, marking a 37.53% surge. This upward momentum was also reflected in a 47.35% rise in sales compared to January 2024. However, amidst heightened demand, new listings saw a decline year-over-year, dropping by 17.12%. Despite this decrease, the average price of homes in Simcoe County climbed by 3.40% year-over-year, reaching $839,675.

Barrie

Barrie witnessed a notable increase in sales, up by 29.58% compared to both the previous year and the preceding month. The average home price in Barrie rose by 3.63% year-over-year, settling at $771,374. While new listings dropped by 26.32% compared to last year, the number of active listings increased slightly by 6.27%.

Bradford West Gwillimbury

Sales in Bradford West Gwillimbury surged by 31.25% compared to February 2023 and by 35.48% compared to January 2024. The average home price also experienced a healthy uptick, rising by 5.41% year-over-year to $1,105,563. Despite stable active listings, the area witnessed a remarkable 82.61% increase in new listings compared to the previous month.

Clearview

Clearview saw a dip in sales, down by 14.29% compared to February 2023 and by 50.00% compared to January 2024. This decline coincided with a 16.82% decrease in average home prices year-over-year, settling at $669,833. However, despite fewer new listings, active listings remained relatively stable.

Essa

Sales in Essa increased slightly by 4.76% year-over-year and by a significant 57.14% compared to January 2024. However, average home prices experienced a decline of 14.15% year-over-year, amounting to $718,314. Despite this, new listings saw an uptick of 5.56% compared to February 2023.

Innisfil

Innisfil witnessed a substantial increase in sales, up by 31.71% compared to the previous year and by a remarkable 86.21% compared to January 2024. Despite this surge, the average home price declined by 4.39% year-over-year, settling at $812,194. The area also saw a notable decrease in new listings year-over-year, down by 14.89%.

Orillia

Orillia experienced a slight decline in sales, down by 9.09% year-over-year and by 4.76% month-over-month. Despite this, the average home price saw a modest decrease of 8.08% compared to February 2023, amounting to $604,503. However, the area saw a substantial increase in active listings compared to the previous year.

Oro-Medonte

Oro-Medonte saw a significant increase in sales, up by 38.46% compared to February 2023 and by a staggering 157.14% compared to January 2024. This surge coincided with a notable increase in average home prices, rising by 5.77% year-over-year to $1,142,778. Despite a decrease in new listings compared to last year, active listings remained stable.

Springwater

Springwater witnessed a notable increase in sales, up by 30.77% compared to February 2023 and by an impressive 183.33% compared to January 2024. Average home prices also experienced a healthy uptick, rising by 7.31% year-over-year to $1,146,588. Despite a significant decrease in new listings, active listings saw a notable decline.
